아라역 직결 ‘롯데캐슬 넥스티엘Ⅱ’ 내달 입주…역세권 주거단지 관심_我的网站

一 |     롯데캐슬 넥스티엘II_조감도 [제공=롯데건설]지하철역과 주거시설이 지하통로나 브릿지 등으로 직접 연결되는 이른바 ‘직통 역세권’ 단지가 수도권 곳곳에 들어서고 있다. 일반적인 역세권과 달리 별도의 외부 보행 구간을 거치지 않고 역으로 이동할 수 있다는 것이 특징이다.이 같은 구조는 출퇴근 과정에서 이동 동선을 줄이고 비나 눈 등 날씨의 영향을 상대적으로 덜 받을 수 있다. 역 주변으로 상업·업무시설과 의료·문화시설 등이 형성되는 경우가 많다는 점도 특징으로 꼽힌다.서울 동대문구 ‘청량리역 롯데캐슬 SKY-L65’, 양천구 ‘현대하이페리온’, 인천 연수구 ‘힐스테이트 송도 더스카이’, 경기 고양시 ‘힐스테이트 삼송역’ 등이 역과 인접하거나 연결된 주거시설 사례다.일부 역 직결 주거형 오피스텔에서는 최근 거래가격 변동도 나타났다. 국토교통부 실거래가 공개시스템에 따르면 경기 하남시 망월동 ‘힐스테이트 미사역 그랑파사쥬(12-1BL)’ 전용면적 84㎡는 지난 6월 8억원에 거래됐다. 지난해 말 6억원에 거래된 동일 면적 거래와 비교하면 2억원 높은 수준이다.지하철 3호선 삼송역과 연결되는 경기 고양시 ‘힐스테이트 삼송역’에서는 지난달 전용면적 84㎡가 6억5,800만원에 거래됐다.이런 가운데 롯데건설이 인천 검단신도시에 공급한 ‘롯데캐슬 넥스티엘Ⅱ’ 오피스텔이 내달 입주를 진행한다.단지는 인천광역시 검단구 원당동 검단신도시 C1블록에 지하 6층~지상 20층, 3개동 총 450호실 규모로 조성됐다. 검단신도시 복합개발사업인 ‘넥스트 콤플렉스’에 포함돼 있으며 인천1호선 아라역과 직접 연결된다.아라역에서는 인천1호선을 이용할 수 있으며 한 정거장 거리인 계양역에서 공항철도로 환승할 수 있다. 아라역 주변에는 병원과 금융시설, 식음료 매장 등 생활편의시설이 형성돼 있다.단지 내 상업시설에는 롯데시네마 입점이 예정돼 있다. 주변에는 계양천 수변공원과 아라센트럴파크, 두물머리공원 등이 있으며 아라뱃길의 자전거도로와 산책로도 이용할 수 있다.단지 2층에는 ‘캐슬리안센터’가 마련됐다. 피트니스클럽과 실내골프연습장, GX룸, 라운지, 코인세탁실 및 휴게공간 등으로 구성된다.주거공간은 4Bay 판상형 위주로 설계됐으며 일부 공간에 드레스룸과 팬트리, 알파룸 등을 배치했다. 주차장은 실당 1.59대 규모로 조성됐다.。    After having produced music, soundtracks and songs for more than 100 films over 25 years in various languages, composer Devi Sri Prasad is set to debut as a lead actor. And reports emerge that Devi Sri Prasad would debut as the lead actor. On the flip side, the leading lady in the film has also been a constant source of speculation. Rumour mongers had it saying that Keerthy Suresh is paired opposite Devi Sri Prasad. She was reportedly the first choice for the lead actress role. But while promoting her upcoming film, Revolver Rani, Keerthy clarified that she is not part of the village drama. The development has turned the spotlight back on the film’s leading lady. The makers are considering names like Sai Pallavi but a lot depends on her availability.          Venu’s directorial debut was a blockbuster     Venu Yeldandi played several roles as a comic and supporting actor – mostly hero’s sidekick. After a hiatus of many years, he took on the mantle of yielding the megaphone. His directorial debut, Balagam, was a runaway hit at the box office. The super success brought him back in the reckoning.
